11/9/21 News You Can Use at 2300-2310 Harlem Towers

Greetings Harlem Towers residents to the fifth installment of news you can use, our monthly newsletter that aims to inform you, the residents, of the upcoming changes we have planned for your home! We hope that you enjoy receiving news on a monthly basis on the renovations and projects we have planned. Our aim is to keep you informed as well as promote communication. 

New filter program 

As you may have noticed we recently acquired the sizes of each unit’s air filter. We are in the process of ordering stock to begin replacing said filters. We have begun implementing a series of changes to the building to adhere to the CDC’s recommendations for high density HVAC systems in preventing the spread of COVID-19. We will be increasing airflow as well as filtration throughout the whole building. The cost per unit for replacing the filter has been determined to be $21.00. This price was calculated after considering the cost of labor, the average price of the filters since there were differing sizes between units, as well as the overhead cost we need to spend the day replacing filters. We will now require tenants to replace their air filter every 6 months, and we think this change will be overdue as the state of some unit’s filters is very poor. 

We plan on rolling these changes out in the next 2 weeks, we will give notice in advance for when we begin replacing your unit’s filter. 

Laundry rooms 

We have finally installed new washers and dryers on each floor! We hope you will enjoy an improved laundry experience, and we have many more improvements planned to give you a better experience of doing laundry in the building. Along with new washers and dryers we are still planning on installing wall mounted coin operated vending machines for laundry detergent, soap, fabric softener and bleach. 

With the addition of new machines we also are implementing a series of rules and guidelines for usage of these machines. The rules are as follows: 

• Machines are for resident use only
• No sitting on the tables or machines
• Do not overload the washers and dryers. Overloading the machines with clothes or detergent may damage the machines. 
• Be respectful of other people’s clothing
• Owner and management are not responsible for any loss or damages
• Be timely in removing your clothes from the washers and dryers. Never leave your clothes in the machines after the cycle has been completed. 

Package room 

In this coming week we are renovating the package room to meet the building’s standards. We are replacing the flooring in the package room to match the rest of the building and provide a more pleasant experience for when you pick up packages you ordered.
