Maya Stratievsky

Principal

Maya Stratievsky is a General Partner of Neder Capital Services, Inc. She is a passionate investor and entrepreneur driven by a strong sense of community and keen business sagacity.

In 1980, Ms. Stratievsky along with her husband proudly opened their first restaurant on Devon Ave. & Broadway in Chicago. Mr. and Mrs. Stratievsky’s hands-on leadership style propelled the restaurant’s popularity and established it as a culinary landmark within the local community. In 2005, the couple retired from restaurant business owning a large banquet facility in Buffalo Grove, IL.
Driven by Mrs. Stratievsky’s tenant-first philosophy and rigorous attention to detail, Mr. and Mrs. Stratievsky built a diversified real estate portfolio ranging from large commercial properties such as "NorthGate Plaza" route 53 at North Ave., Lombard, IL, approx. 250,000 sq.ft. retail plaza, which at the time of ownership was anchored by a Menards store; the office building in Wheeling, a 62,000 sq.ft. property anchored by Cole Taylor bank, and several large multi-unit residential rental properties. Mrs. Stratievsky enjoys visiting her tenants, many of whom she knows on a first name basis. She maintains her enduring philosophy of accommodation and respect and believes that these values are the key to tenant loyalty and longevity.

Laura Palti

Manager

Before joining Neder Capital Services, Laura worked as a title examiner and closing officer with several title companies in Northfield and Schaumburg, Illinois. During her long-term position with the family venture, her responsibilities have ranged from rent collection to property acquisition due diligence.

Laura is a dedicated manager with more than 8 years of day to day operations, overseeing diversified tenants base ranging from corporate lessors such as Cole Taylor bank, Solex College to managing the day-to-day operations for several hundred residential rental units. Also, Laura serves on the board of directors for Heritage Village Point Association, where the company owns 100+ residential units. Laura holds the certificate of paralegal from School of Paralegal Studies in Georgia and graduated from Oakton Community College with major in hotel and restaurant management.

Felix Polishchuk

Leasing And Sales Agent

Joined Neder Capital Services as leasing and sales agent. His responsibilities include leasing and stabilization of all residential and commercial properties owned by the company. Felix has years of experience working as personal and business banker. In 2009 he graduated from Lake County College and holds the license of real estate managing broker. Also, Felix is health and life insurance licensed agent.

Patty Devoniy

Maintenance Manager

Patty Devony is tenant maintenance relations manager at the company. She has over 10 years of customer service experience and 4 years of experience working at a rental office. Her responsibilities include rent collection and assisting tenants with maintenance requests. Also, she is responsible for preparation and completion of the yearly village and county rental properties inspections and certifications.

Boris Stratievsky

Project Development

Boris's experience includes previously holding a real estate license, he is directly responsible for property acquisition due diligence, construction, and maintenance. Adapt to sales skills, critical thinking and ability to communicate with individuals at all levels, Boris brings a keen eye for property conditions and economic data, resident satisfaction and fulfilling property needs to the team.
